Atlanta Midtown Condos for rent

Highrise views, new developments and their effect

Over the past few weeks in Midtown the potential for a new luxury highrise rental tower between 5th and 6th on Peachtree has been the talk.    Since the curbed.com article came out, many have been asking about the potential for this new glass building.  I would find myself fielding calls (early on a Saturday no less) from other Intown Condo Agents on the potential for this to be built.   As I have told my clients, yes I was under the assumption that it was zoned for 14 stories, and that the only place we have seen this blogged was in curbed.com.     One of my clients just closed on a...

Viewpoint

This building, which opened in 2008, is now sold out. It was the best selling building in Midtown. I purchased my unit in January 2009 and am VERY happy with my 25th floor unit. The value is definitely there in terms of views, quality of people, amenities package, and the quality of construction for the price. It is my opinion that Viewpoint and 1010 will be buildings that people will be talking about well into the future. The sky was falling when I contracted to purchase my unit in December 2008. So why did I purchase? Because I knew that this building, being one of the tallest, newest, and nicest...

Luxe

Luxe is a newer Midtown highrise with luxurious, modern homes.  With 22 stories and 116 homes, these 1 and 2 bedroom condos are larger than most others in the area and range in size from 900 to 2975 square feet. Interior features include stainless steel Bosch appliances, granite countertops, recessed lighting, double vanities in the master bath, 10-12’ ceilings, and more. The large terraces have been strategically placed to provide the ultimate view of the midtown skyline.  Building amenities at Luxe include a sauna, swimming pool with poolside cabanas, outdoor kitchen, and fitness center. 1010 Midtown

This building is on a prime block of Midtown Atlanta. Many people do prefer to live between 5th and 10th Streets, since it is more of a neighborhood feel, but 1010 is more expensive real estate as it is closer to both Piedmont Park as well as the arts centers and the highrises of northern Midtown. Indeed, 1010 Midtown is between 11th and 12th Streets, which is a little less “neighborhoody;” it is in fact more expensive land since it is closer to many of the expensive class A offices in Midtown. It has great dining and nightlife options downstairs in Piola, Ra Sushi, and Ri Ra Irish Pub. Intermezzo...

Spire

This building, completed in late 2005, is a precursor to Viewpoint. I liken it to the stepbrother of Viewpoint. As for the amenities, the gym and pool are lacking compared to Viewpoint.    The pool is on a lower floor, and has a tall gate around it.    The gym has everything you need in terms of cardio and weight training equipment, but it loses points for being compartmentalized as opposed to an open space like Viewpoint, 1010, or Metropolis.    The clubroom (though a tad smaller), theater, and views are just as nice as Viewpoint though.   The good news is that this building is still...

Metropolis

Metropolis is a great building with a nice spacious gym, and a great pool area. As for the units themselves, the often face into each other, and at only 20 stories the views can be a bit lacking. That said, there have recently been some great opportunities under $160K in terms of small one-bedroom foreclosures. There currently is an over 1000 square foot two-bedroom unit available for $285K. I know that people looking to buy often buzz about short sales and foreclosures. I will tell you that in a short sale, oftentimes the bank will never get back to you, and when they do, they will not take the...

Plaza Midtown

This building sold out probably at the peak of the housing/condo bubble in 2006. That said, there are many short sales and foreclosures from people who paid up to $450 per square foot in this building. On the plus, side this building has the best assortment of dining options downstairs. On top of that, Publix supermarket is also located on the street level. Talk about convenient! The builder of 1010 also built the units at Plaza Midtown. These homes tend to have large private balconies. On the downside, many of the views are lacking. About 30-50% of the units face the freeway or the Checkers and...

Aqua Condos in Atlanta GA – Atlanta Condo Deals

Aqua is a great building with a private elevator to each unit. The building came to market late 2007 and into 2008, and had to go to auction to sell out. Many owners took a beating as prices crashed even lower than the auction prices. The good news now is the condo is on the mend, the HOA is strong, the owners standing look like they are a strong group, and the building is heading in the right direction. Currently there are three two-bedroom resales for $385K-$400K. There are also some larger three-bedroom penthouse units (22nd and 24th floor) around $1 million. The building is further from the...

805 Peachtree

This is a great building. It is between 5th and 6th on Peachtree and has a very nice amenity package. The lofts are very tasteful and offer some great square footage for the price. I currently have a two-bedroom/two-bath 1300-plus square foot unit here for $249,900. It comes with two parking spaces, built-in cabinets, hardwoods throughout, and all stainless steel appliances. This is currently the cheapest non-distressed two-bedroom in the building. There currently are no one-bedrooms for sale. The building is primarily one- and two- bed room homes. If you are seeking a quality building, this is...

955 Juniper

This is a great building in prime financial health that has truly bested the Real Estate downturn. It is built by Danial Corporation the same people who built 1010 Midtown. Most units have concrete floors coupled with upscale interior finishes. Like 805 Peachtree it is a Midrise building which offers a more intimate community. Currently, 1 bedrooms start at $229,900, the opening price point 2 bedroom is listed at $289,000 and offers 1171 square feet. 3 bedrooms in the building currently range from $615,000 to $649,000.
