September 2014 most attractive condo listings

September is here!     I am busy working with a wide variety of clients, and up posting a few new listings this week.   No travel the next few months, work is busy, busy.  I have intentions of getting this blog back in gear, and posting more often.   In the meantime I wanted to highlight a few of what I perceive to be the best values currently in Residential Intown Condo Real Estate.

W Residences Unit 2206  3/3.5    $953,500    2761 Sq. Ft.

This is a premier corner 3 bed, 3.5 bath at the W.    Unlike the other two Atlanta W Hotels, this property was built as a W, as opposed to the others which were retro-fitted after the fact.       I had an opportunity to tour this This SE Corner which had prime city views as well as the Georgia Dome and Centennial Park.  The large covered balcony is perfect for entertaining, especially for occasions such as the July 4th Fireworks!    The view is truly remarkable.

At a list price of $345 a square foot it is very well priced given the extent of the Amenities associated with a W Residences property.       W properties in Hollywood, or think of my blogging from the Miami W Residences Alcove Studio condo a few summers ago which was listed at over $1000 a foot then, and is likely around $1300 a foot now!     This is one of those units with a wide wall of windows to a city view that really gives off that big-city vibe.     This unit will likely be under contract in the next 30 days.

Viewpoint Unit 3005  2/2    $324,900    982 Sq. Ft.

As one of ATL Condo Deals newest listings.    This home has amazing 30th floor Southern City Views including the Fox, Downtown and the Bank of America building! It also has pristine high-quality Marble floors throughout the unit including the bedrooms! Marble is more durable than hardwoods! Great for those with pets! Kitchen with lots of cabinet space makes this one perfect for the true chef or entertainer. Compare the price per square foot to other 2 bedroom/2 baths in the building! Just the two parking spaces alone are worth $20k each!

Ansley Above The Park  Unit 810  2/2    $259,900    1015 Sq. Ft.

The Ansley Above The Park building is a very tony building.     it reminds me of the nicer classic buildings in South Beach Miami from the mid to late 1990s.     From the listing agent, the details for this list are as follows:   Amazing price on a two bedroom/two bathroom park front condo. Hardwood floors updated, kitchen and large windows. Building features secure parking, concierge, swimming pool and fitness facility. Close to everything in Midtown.

Mayfair Tower  Unit 310  2/2    $199,900    Sq. Ft. not listed

Most people are aware that I am not a huge fan of the Mayfair Tower for a wide variety of reasons including, high HOA fees, low ceilings within the units, lack of pool, and a dated amenities package.   That said, a 2/2 under $200k simply cannot be ignored.  Does it likely need new paint, perhaps carpet or flooring?  You bet.  But with the money you saving paying under $200k, you really would not have much to lose.   Certainly something to consider.
