1010 Midtown
This building is on a prime block of Midtown Atlanta. Many people do prefer to live between 5th and 10th Streets, since it is more of a neighborhood feel, but 1010 is more expensive real estate as it is closer to both Piedmont Park as well as the arts centers and the highrises of northern Midtown. Indeed, 1010 Midtown is between 11th and 12th Streets, which is a little less “neighborhoody;” it is in fact more expensive land since it is closer to many of the expensive class A offices in Midtown. THE W HOTEL RESIDENCES DOWNTOWN
OK, so The W Hotel Residences were shelved for a long time. The good news is that they have been on sale now since around the start of 2012. An Investment firm purchased both the Hotel (237 keys) and the 74 luxury condos out of foreclosure. The good news is that this firm paid cash, and now has no debt. Often times when I look at condo deals getting off the ground and going to market I am weary of developers with a lot of debt. Twelve Centennial Park
The Twelve Centennial Park highrise building is really one of a few of the nicer ones in downtown. It is 39 stories high and is one of the tallest residential buildings in Atlanta. It came to market in early 2008, really at the peak of the market. Since then, prices for Twelve Centennial have come down considerably. The developer has a few units that they are closing out starting at $139,900 for a high floor (30+) one-bedroom with a storage space. Astoria At The Aramore
This is a great building that does a great job incorporating a Grand piano, Marble floors and high ceilings in its expansive lobby. The pool, and garden area are very well suited to a better building like this. This building is about 80% sold now! Wow, time goes by!
