Spring 2017.     Atlanta Condos, Townhomes and Single Family Homes continue to be in great demand.      For buildings built 2005 and newer, most all of them are hitting new all-time highs.     Buildings built prior to 2005 are split with some hitting new highs, and others still 5-20% below their pre-2008 recession levels.    Continued, historically low interest rates, an ongoing lack of new housing supply for sale, and an improving labor market that is finally surpassing an inflection point, coupled with continued, rapidly advancing Atlanta  rental pricing has pushed more and more people...

I was going through some zillow.com news and blogs last week and noted this article, tonight another more abridged one.   I have added the links below.   I also noted the Regional Business Chronicle Papers tended to pick it up with their own local spin.   So I was thumbing through Dallas, Charlotte, Seattle (yes I own SEACondoDeals.com among others).   It basically states that in most urban markets in the US condominiums outpaced Single Family homes in terms of appreciation.  It lists the Atlanta market with condo appreciation near double the rate of single family homes.   Truthfully, given...

The Brownstones At Lindbergh large Townhomes over 2300 sq ft under $350k!

These are brand new LARGE brick townhomes with over 2300 square feet!    At under $150 a square foot, and with only a $99 a month HOA fee, these are a bargain.  it is no wonder that these are already almost sold out!     20 out of the 30 townhome slots have SOLD!   These are Fee Simple as well meaning that you can lease them!   Rarely do you find intown townhomes over 2,000 square feet under $400,000.   These units in the low $300k range are a good deal.    Having listed and sold a number of the smaller Sera townhomes in the low to  upper $200k range I have a pretty good sense...

Downtown Atlanta

Unfortunately, downtown has never developed into what the city and developers had hoped. Some parts of the area have a constant presence of homeless people, and for the most part, it can be seen as a bit isolated at night. The area off lower Peachtree around Underground Atlanta is particularly a bit troublesome. Downtown Atlanta is like living in Lower Manhattan, downtown Houston, or downtown Dallas… Not necessarily the best areas within their respective cities. Truly, for those from out of state who do not see other parts of the Atlanta, it really is a shame that it leaves such a poor impression....

Atlantic Station

OK, so this area is a mixed bag. This was supposed to be like the second coming of Christ when it was developed five or six years ago. It is across the freeway from Midtown. Thus you are a bit cut off from midtown and Piedmont Park. Certainly not walking distance, perhaps running if you’re going to the park. Atlantic Station is a mixed-use development with a lot of retail, a movie theater, and plenty of dining options. Buckhead

Buckhead is famous across the country. Many people from out of state have heard of the area and are often inclined to search for housing here. Ten to twenty years ago, this was the only game in town. Everything that was cool was in Buckhead. Today, Buckhead still remains the premium Georgia shopping destination with Lenox Mall and Phipps Plaza. It also has the best assortment of high-end dining. Midtown Atlanta

This area is a prime, A-number-one area to live in Atlanta as far as I’m concerned. The following reasons should help explain why. First, it is the most walkable area in the city. The Brookwood

This is what I call a “stately building”. The Brookwood is in southern Buckhead on Peachtree. It is near some of the most established and exclusive residential neighborhoods in Atlanta. The building features 20 stories, and only has two- and three-bedroom homes. The amenities include a saltwater pool and a very nice English-style garden. 1010 Midtown

This building is on a prime block of Midtown Atlanta. Many people do prefer to live between 5th and 10th Streets, since it is more of a neighborhood feel, but 1010 is more expensive real estate as it is closer to both Piedmont Park as well as the arts centers and the highrises of northern Midtown. Indeed, 1010 Midtown is between 11th and 12th Streets, which is a little less “neighborhoody;” it is in fact more expensive land since it is closer to many of the expensive class A offices in Midtown.
