Condos to outpace Single Family homes for the 2nd year in a row. Atlanta, one of the strongest condo markets.

I was going through some zillow.com news and blogs last week and noted this article, tonight another more abridged one.   I have added the links below.   I also noted the Regional Business Chronicle Papers tended to pick it up with their own local spin.   So I was thumbing through Dallas, Charlotte, Seattle (yes I own SEACondoDeals.com among others).   It basically states that in most urban markets in the US condominiums outpaced Single Family homes in terms of appreciation.  It lists the Atlanta market with condo appreciation near double the rate of single family homes.   Truthfully, given...

Atlanta remains the number 1 moving destination

This came out late last week, I was just too busy to post it.  Penske’s Moving Division came out and said that Atlanta was the top destination (net inflows of moves) throughout the US for the 4th year in a row.     Indeed, with the recent corporate relocations of companies like Pulte Homes, Porsche North America, and others Atlanta remains one of THE growing Metropolises throughout the nation.     Here is the link to the article. http://www.businessinsider.com/penske-2013-moving-survey-2014-1 January, with regard to real estate listings, sales, and prices, all have been steady.  ...

State of the Union November 2013

It is November 2013 and it is COLD.  It was a low of 25 this morning.       The Condominium and Single Family Home market has finally cooled off a bit as well.    Both listings and contracts for sale are slowing down across Atlanta with the seasonality taking its toll.   Nevertheless my clients are still obtaining some of the best values out there at some of the best buildings.  between October and November my clients are purchasing over 1 million dollars worth in 1010 Midtown, Buying and Selling nearly 1 million dollars worth in The Viewpoint, and are also buying homes in the East...

The Stacks Lofts Historic NY Style Lofts at an Amazing Price

The Stacks Lofts is in Cabbagetown are marketed as “Atlanta’s only real NY style lofts”.    Up until this past summer I had often overlooked the Lofts as the first phase of development here tended to be smaller size units.   A few years ago the vast majority of what was available here were 800-1100 sq ft “Lofts”.     At that time there were a number of foreclosures of these smaller size units in the community and I did not see the relative value of the building, given the smaller scale of these “Lofts” at the time. Fast forward to 2012 and now...

Do you know the 12 questions to ask a HOA when Buying into a Condo or Loft?

So lets say that you have found yourself compelled to purchase a condo.   A new unit or a resale, either way it is important to understand the Condo Association that you are buying into. As a landlord and highrise condo owner myself, I deal with wide swath of HOA issues ranging from better properties which work to build reserves and lower energy costs in common areas, all the way down to more down downtrodden properties where communal central water bills can create large issues including extra assessments. For my clients I offer twelve telling questions which should always be asked of the HOA...

The W South Beach Residences Miami Beach

So we got away from Atlanta a few weeks back.    A few of my New York friends prompted a trip to South Beach.    Naturally, out of an interest for my business (and an interest to expense the trip) I suggested we stay at the W South Beach Residences.        For this long weekend I was able to stay in a nice  suite with a nearly 200 sq ft ocean view terrace.     The picture below shows the lap pool which was really quite nice. The Condo/Hotel has a very nice pool, prime dining at Mr Chow and The Dutch (both originally from New York) in the building.  It also has The Wall nightclub.  ...

Considering investing in Atlanta condo? These buildings still have Lease Permits!

OK,  so many of you have come to me asking about investment highrise units, and even midrise condos intown.      This is a recap of what is left to purchase out there for investment purposes.    Basically most all buildings sold out are at their approved HOA mandated 25% rental cap.   You see, if you are coming from Philly, or NY, or Boston, you may not understand the way our condo system works down here.         Basically most buildings in Atlanta work very hard to ensure that the atmosphere does not turn into a bunch or renters running wild ruining the amenities and creating...

State of the Union June 2012

OK, so yes, Summer 2012 is here!   Most  segments of intown real estate bottomed out last year. Specifically, intown condo and attached properties up to around $300K have rebounded strongly. Of course, a large percentage of sales in and below the $100K range are cash. In my business, I am seeing most of my lower-tiered sales below $100K are cash. This is very reflective of the market as a whole. In general, properties at these levels are frequently plagued by poor appraisals, HOA/FHA/Building lawsuits, or assessments, so cash is often the only way to get a deal through at those levels since...

The Astoria At The Aramore

This is a great building that does a great job incorporating a Grand piano, Marble floors and high ceilings in its expansive lobby. The pool, and garden area are very well suited to a better building like this. This building is about 90% sold now! Wow, time goes by! I remember when this was just coming to market and everyone questioned if this would sell out. The Astoria building is a nice mix of 2 and 3 bedroom homes. Although this is one of the few buildings I have not either sold or listed a home in, I have helped one of my Buyers purchase in The Aramore this year. The Aramore offers well priced...
