This building, which opened in 2008, is now sold out. It was the best selling building in Midtown. I purchased my unit in January 2009 and am VERY happy with my 25th floor unit. The value is definitely there in terms of views, quality of people, amenities package, and the quality of construction for the price.

It is my opinion that Viewpoint and 1010 will be buildings that people will be talking about well into the future. The sky was falling when I contracted to purchase my unit in December 2008. So why did I purchase? Because I knew that this building, being one of the tallest, newest, and nicest in the up and coming popular area of Midtown, will be the one that people will want for years to come. You can see Viewpoint from miles away; it is a tall building, one of the tallest residential buildings in Atlanta, in fact. For the next five to ten years, it is my opinion that high quality products like Viewpoint and 1010 will not be built. I believe this is one reason why Viewpoint is almost sold out now and that prices in the resales have been rising.

Currently only a few two-bedroom resales exist; all four are good size and range from $339,900 to $350,000.  My two 2 bedrooms listings on the 21st and 27th floor are under contract.   These are both good sized units over 1200 square feet.     There are currently two one-bedrooms listed at Viewpoint unit 1612 with a great Midtown view for $183,000 and a  foreclosure of the same unit on the 27th floor for $199,900.     I recently listed an 11th floor larger 1 bedroom and it was under contract within 4 days and closed 4 days later.

In addition to my large 2 bedroom listings that are under contract, I also have a 30th floor 2 bedroom (2nd bedroom does not have a wall), 2 bath for $274,900.   There is also a lower floor unit of the same floorplan for $275,000.   Both of these units come with two parking spaces and are a good way of getting more space without spending over $300k.

I have found that Viewpoint hosts a great assortment of SVPs, attorneys, consultants, students, professors, CNN anchors, CNN producers, and an occasional professional sports star. I have either helped people buy, lease, or sell many of the units here. As someone who spends a few days a week working with people at Viewpoint, I know all of the floor plans, square footage, views, sales history, and HOA dues by heart. If Viewpoint is a consideration for you, then you need to speak with me, as I am the most knowledgeable person about this building out there.
