2015 could mark the return of the Highrise Condo to the Atlanta market

This article was circulating around the Atlanta Highrise Real Estate professionals this week.     Basically it notes a firm (in fact from what I hear one of many) who are considering making a run at building another highrise condo in Atlanta.    Up until now, all of those new glass Towers that you have seen, both in Midtown and Buckhead, have been Luxury Apartment projects.      The turn of the tide that has already rapidly advanced in cities like Miami, Chicago, and NYC should continue to formulate and develop as the local Atlanta economy continues to improve.     By my estimate,...

Viewpoint Condominium October 2014 market update

The past year has a flurry of activity within The Viewpoint.  Prices took a leg up of approximately 10% late in 2013, early 2014.     It was interesting since then, as many original owners, and those who were able to buy units on the cheap in 2010 and 2011 were able to sell and break even, if not make a handsome profit.     The announcement of possible construction on the Peachtree block between 5th and 6th street also spurred some selling midway through the year.     I am happy to point out that for the most part that selling has now abated, and remarkably prices never declined, and...

Terraces At Peachtree

This is a great value right on Peachtree.  This building was built in 1997 and offers tremendous values in terms of both 1 bedrooms and 2 bedrooms.     1 bedrooms start around $80,000 and 2 bedrooms start around $140,000.   This building offers a nice lobby, club room, small fitness center and a great pool with lots of chairs and  social areas around it. This building is perfect for a college student at GSU, Tech, Emory, or SCAD who is seeking moderately nice accommodations at an affordable price.     HOA fees clock in at around 30 cents a square foot which is pretty affordable.   ...

Midtown Condo 2 bedroom prices moving up

Ok, so I was looking on the Real Estate system today (August 17, 21012) and noticed something of interest.      There were no true 1100 sq ft+ 2 bedroom glass condos on the market for less than $300k.   This is a first I have seen this since 2009.    In the Fall of 2008 it was nearly impossible to find a true 2 bedroom for under $300k at any of the glass Midtown buildings namely – Viewpoint, Spire, 1010, Plaza Midtown, Luxe, Aqua, and Metropolis.       It seems that this month we have recently started to see this play out again.   There are NO 2 bedrooms under $300k on the...

Viewpoint

This building, which opened in 2008, is now sold out. It was the best selling building in Midtown. I purchased my unit in January 2009 and am VERY happy with my 25th floor unit. The value is definitely there in terms of views, quality of people, amenities package, and the quality of construction for the price. It is my opinion that Viewpoint and 1010 will be buildings that people will be talking about well into the future. The sky was falling when I contracted to purchase my unit in December 2008. So why did I purchase? Because I knew that this building, being one of the tallest, newest, and nicest...

Spire

This building, completed in late 2005, is a precursor to Viewpoint. I liken it to the stepbrother of Viewpoint. As for the amenities, the gym and pool are lacking compared to Viewpoint.    The pool is on a lower floor, and has a tall gate around it.    The gym has everything you need in terms of cardio and weight training equipment, but it loses points for being compartmentalized as opposed to an open space like Viewpoint, 1010, or Metropolis.    The clubroom (though a tad smaller), theater, and views are just as nice as Viewpoint though.   The good news is that this building is still...

Cornerstone Village great value right on Peachtree

This is a very central location and the price is right.    There are three buildings here, and one is an original early 20th century loft.   The remaining two are much more reminiscent of a late 2000s better apartment complex.    I have worked with one client to purchase a foreclosure here.    I have also listed a property here and it was one of the few condos I could not sell. The building had a rather large assessment a few years ago to cover a restructuring of the parking garage.   I do not know the exact figure but I believe it was around $10,000 for a 1 bedroom and $20,000.  ...
