The year is quickly coming to a close. The last client Sale Transaction close for the year was last Friday. My clients closed on a very nice three story new Duplex style home in the 4th Ward just steps from Inman Park and the Highland Bakery. With that close it brings the ATL Condo Deals volume for 2013 to $7,000,000 worth of sales transactions. Midtown Condo 2 bedroom prices moving up
Ok, so I was looking on the Real Estate system today (August 17, 21012) and noticed something of interest. There were no true 1100 sq ft+ 2 bedroom glass condos on the market for less than $300k. This is a first I have seen this since 2009. In the Fall of 2008 it was nearly impossible to find a true 2 bedroom for under $300k at any of the glass Midtown buildings namely – Viewpoint, Spire, 1010, Plaza Midtown, Luxe, Aqua, and Metropolis. Spire
This building, completed in late 2005, is a precursor to Viewpoint. I liken it to the stepbrother of Viewpoint. As for the amenities, the gym and pool are lacking compared to Viewpoint. The pool is on a lower floor, and has a tall gate around it. The gym has everything you need in terms of cardio and weight training equipment, but it loses points for being compartmentalized as opposed to an open space like Viewpoint, 1010, or Metropolis.
